Eleven months of outdoor season make the lanai, the screened patio and the outdoor kitchen the most-used room of a Florida house. Building them right — shade, screens, surfaces that take the weather — is some of our favorite work.
Concrete block and stucco are Tampa Bay's bones. Paint over hairline cracks and they come back by summer; patch, seal and then paint, and the finish survives the rain. The gray and white houses in our photos got the honest version.
Florida moisture finds bad drywall, cheap paint and rushed tile. Moisture-aware work — the right board, the right sealing, tile set full and level — is the difference between a remodel that lasts and one that bubbles by next August.
